Digital twins and smart metering are beginning to change how buildings are understood. Instead of treating a property as a static asset, owners can monitor energy use, system performance and operational behaviour in real time.

This matters because buildings are becoming part of the energy system. Smart meters, sensors, batteries, heat pumps and solar panels can allow assets to respond to demand, store power and reduce peak pressure.

A digital twin adds another layer. It can simulate performance, test upgrades and show how changes to fabric, systems or usage may affect cost and carbon output.

The opportunity becomes larger when buildings are aggregated. A portfolio with smart controls can behave like a distributed energy platform, supporting virtual power plant models and demand response.

For developers and operators, the implication is strategic. Energy infrastructure is no longer separate from real estate value. It can influence operating cost, ESG performance, resilience and even future revenue.
